About JLM Capital

A real estate legacy. A hands-on point of view.

JLM Capital brings the Federer family's real estate perspective to multifamily investment and operations. The firm approaches opportunities with a combination of acquisition discipline, asset-level knowledge, and a practical understanding of what makes apartment communities function day to day.

That perspective connects the investment thesis to the reality on the ground: evaluating locations and fundamentals, understanding resident needs, and working with operating teams to keep the business moving forward. The goal is not simply to acquire properties, but to understand the work required to manage them responsibly.

Led by John Federer and supported by Johnny and Lisa's operational expertise, JLM emphasizes consistent execution, candid communication, and decisions rooted in the property rather than a promise of easy outcomes.

A considered investment approach shaped by real estate experience—and informed by the details that matter after closing.

Beyond the Investment

Real estate is more than an asset. It's an operating business.

We connect financial discipline with on-the-ground knowledge of the places people call home.

John Federer

Founder · JLM Capital

John Federer founded JLM Capital and brings decades of experience in real estate acquisitions, property operations, and long-term portfolio management. His perspective has been shaped by working with multifamily assets through changing market conditions and by balancing acquisition opportunities against the practical demands of ownership.

Our Investment Approach

Discipline before decisions.
Experience after acquisition.

We look at the market, the asset, and the operating plan together. Each opportunity calls for careful evaluation rather than a one-size-fits-all formula.

The JLM Difference

Our perspective doesn't stop at the closing table.

The investment plan and the operating reality belong in the same conversation. We consider both, because residents, properties, and teams don't operate on spreadsheets alone.

Built Around Operations

What happens after acquisition matters.

Multifamily real estate is an ongoing operating business. Beyond the initial investment decision, lasting attention is required across leasing, maintenance, resident relations, vendor coordination, and team accountability.

JLM's leadership brings practical exposure to those details through its operating background and its relationship with Trident Management. That perspective informs how the team thinks about business plans, asset management, and property-level priorities.

A Closer Look at the Asset Class

Why study multifamily?

The appeal of apartment investing comes with real operating complexity. Understanding both sides is essential.

01

Essential housing

Apartments serve an ongoing residential need, although demand, rents, and occupancy vary by market.

02

Operational business

Revenue and expenses reflect leasing, maintenance, staffing, resident service, and other management decisions.

03

Every property is different

Physical condition, financing, market supply, and execution risks require case-by-case analysis.
